Do You Need Planning Permission?

In the vast majority of cases — no. Most garden rooms fall comfortably within Permitted Development rights, meaning no planning permission is required. As a general guide:

• The structure must not exceed 2.5 metres in height if positioned within 2 metres of a boundary

• The total outbuilding footprint must not cover more than 50% of your garden

• The structure must not be used as a self-contained separate dwelling
